Start with the pattern.
Rising damp is often used as a catch-all explanation for low-level staining, salts or damaged skirting. Those clues can matter, but they need to be compared with the wall construction, ground levels, drainage, plumbing and ventilation.
Where is it?
Note the height, width and shape of the mark. Photograph adjacent walls, floors, skirting and outside ground levels.
What changes it?
Record whether it follows rain, plumbing use, heating, occupancy or colder weather.
What surrounds it?
Look for bridges, leaks, blocked ventilation, salts, damaged plaster and earlier repairs.
Questions worth asking.
- What evidence supports rising damp rather than another source?
- Could external ground levels or a bridge be affecting the wall?
- Were leaks, condensation and penetrating damp considered?
- What repair needs to happen before replastering?
Rising damp has a route and a pattern.
Moisture from the ground can move into porous wall materials where a damp-proof course is absent, bridged or no longer effective. A surveyor will look for a consistent low-level pattern, salts and a change in readings with height, then compare those clues with the construction and outside levels.
That is different from treating every low patch as the same problem. A leaking pipe, high path or soil against the wall may put moisture into the wall; condensation can affect a cold lower corner; old salts can keep damaging plaster after the original source has gone.
Evidence you can take into a decision.
- Construction, wall finishes and the position of any damp-proof course.
- Moisture readings mapped by height and compared with material and salt conditions.
- External ground, paths, air bricks, drainage and possible bridges.
- Leaks, rain exposure, ventilation, heating and recent alterations.
- Access limits, uncertain findings and the work that would test each possible cause.

Does a high damp-meter reading prove rising damp?
No. Materials, salts and surface conditions can affect readings. A useful assessment looks at the pattern, building construction, ground levels and other possible moisture sources.
What else can look like rising damp?
Bridging, leaking plumbing, penetrating damp, condensation, salts from earlier moisture and defects around floors or external ground levels can produce similar signs.
Does every low-level damp patch need a damp-proof course?
No. The appropriate work might be removing a bridge, repairing a leak or changing a damaged finish. A damp-proof course should follow a supported diagnosis.
