Understand the building before changing it.
Older homes may use solid masonry, lime mortar, timber floors and permeable finishes. They can also have decades of alterations: raised ground levels, blocked ventilation, cement repairs, leaking gutters or impermeable coatings.
Moisture can move through porous materials by absorption, evaporation and condensation. A patch or salt mark therefore needs to be read alongside the construction, weather exposure, occupancy and repair history. A modern repair may solve one symptom while moving moisture into another part of the wall.

Ground and rainwater
Check ground levels, gutters, downpipes, pointing, render, drains and roof junctions. Raised ground or a blocked outlet can keep a wall wet without any failure in the original construction.
Air and surfaces
Consider ventilation, cold surfaces, salts, finishes, fireplaces, rooms and suspended floors. Blocked chimneys and sealed-up vents can change how moisture leaves the building.
Earlier work
Record repointing, tanking, injected systems, insulation, windows and plaster changes. Earlier impermeable repairs may be part of the moisture story.
Ask about compatibility.
- Is the proposed material compatible with the original wall?
- Could the repair trap moisture or move it elsewhere?
- Has the actual moisture source been found?
- Does the property need conservation or structural advice?
- Will the work alter a listed building or conservation-area feature?
Keep a record of change.
Photograph the same areas, note rainfall and indoor conditions, and record any repairs and materials used. If salts, staining or timber movement changes after work, that history helps the surveyor decide whether the source remains active or the fabric is still drying.

Do all older homes need a damp-proof course?
No. Many older buildings were built without one. The source of excess moisture, ground levels, ventilation and later alterations should be considered before adding a new system.
Can cement render or mortar contribute to damp?
In some traditional buildings, impermeable or incompatible repairs can trap moisture or accelerate decay. Material suitability needs to be assessed rather than assumed.
Should I remove lime plaster?
Not automatically. Historic England advises that removing lime plaster is not a general shortcut to drying after flooding. Seek suitable building-conservation advice for significant fabric.
